Gilbanks fills up in Birmingham

Opened as the group’s fourth premium serviced operation in the UK this autumn, the 22,000 sq ft space at Five St Philips, Cathedral Square is now 50% accounted for.

Fire safety, design, management and engineering firm Part B Group has become the latest corporate name to relocate to the new hub as part of its continued growth strategy.

The firm joins a growing community, including accountancy practice Websters, investment bank Cavendish, and built environment consultancy Ridge Partners, which were among the first occupiers to move in.

In February this year, Royal London Asset Management Property, developer of the 67,000 sq ft 5plus-designed Five St Philips, selected Gilbanks as the operator for a 22,000 sq ft flexible workspace provision at the scheme in Birmingham’s commercial heart, the Colmore Row district.

The space is now half-full within a month of opening.

Manpreet Gill, regional director at Part B Group, said: “We’re excited to choose Gilbanks in Birmingham for our new workspace. The central location, the quality of the space, and the professionalism of the Gilbanks team were major factors when choosing our work home.

“Their flexible and friendly approach was also appreciated. We’re excited to grow from here and expand our work across the Midlands.”

Gilbanks at Five St Philips follows a location in Leeds and two in premium Manchester buildings – 22,000 sq ft at Aviva’s 11 York Street in 2022, and 34,000 sq ft at the hotly-anticipated No1 St Michael’s building, officially completed earlier this month by KKR and Gary Neville’s Relentless.

Alex Duckett, managing director at Gilbanks, said: “Birmingham’s professional community values both quality and location. We’ve designed a workspace that elevates the working day and supports members with the service they need to thrive. The early demand from firms such as Part B Group and Websters shows the appetite for a premium, design-led offer.”

The building has achieved a BREEAM Excellent certification and targets a LETI A rating for embodied carbon, underscoring its market-leading sustainability credentials.

Michele Wilby, chief executive of Colmore Business District, said: “We’re pleased to welcome Gilbanks to Colmore Business District. With over 650 businesses and 40,000 professionals already thriving here, our District continues to be the Birmingham destination for high-quality organisations seeking a vibrant, well-connected, and collaborative environment.

“With the high-quality workspaces on offer, we look forward to seeing the positive impact the Gilbanks team will have in the community.”
