Homes England sells off Nottingham War Rooms
Langcroft’s acquisition of the Beechdale site paves the way for one of Nottingham’s most significant regeneration projects, three months after planning was approved for the scheme.
As part of the Chalfront Drive redevelopment, the grade two-listed 1950s bunker will be repurposed into community and commercial facilities, while 104 affordable homes will be built on surrounding land, which has been sub-sold to East Midlands Housing Group.
The value of the transaction is undisclosed.
Langcroft says the purchase of the site takes it “a step closer to realising its vision” for the restoration of the heritage asset, which it says has been more than 10-years in the making.
The scheme balances modern commercial use with sensitive heritage conservation. Significant original features within the bunker, including the Lamson Tube Room, former BBC recording studio, plant rooms and kitchen facilities, will be preserved and restored, while new entrances, roof interventions and improved access will bring daylight and accessibility into the building.

The legal aspects of the transaction were propelled by property and planning law firm and strategic advisors Devello Group, acting on behalf of Hamilton Russell Harper Wood, part of the Langcroft Group.

Site works are expected to commence this month, with the first new homes targeted for occupation by April 2027.
