Prologis lease is ‘confidence vote’ in Coventry logistics

A major expansion at Prologis Park Coventry has secured its first occupier, with Birkdale Sales pre-leasing a new 64,390 sq ft unit – signalling continued confidence in demand for high-quality logistics space in the West Midlands.

Two new units are being built at the logistics hub, including DC14, a 64,390 sq ft build-to-suit unit for Birkdale Sales and DC15, a 83,606 sq ft speculative build.

Planning permission for the expansion was granted in April 2024.

John Abernethie, founder and chairman of High Wycombe-based Birkdale Sales said the pre-leasing of DC14 was a key part of the company’s relocation and expansion strategy, with the move set to aid the firm’s growth and product development ambitions.

“Scaling our operations in Coventry positions Birkdale for long-term growth,” he said.

“Prologis Park Coventry offers the high quality work environment, connectivity, and future-proofed infrastructure we need to expand our capabilities and continue delivering industry-leading service. It’s the right place for the next chapter of our journey, enabling us to keep innovating, expanding and delivering for our customers.”

Meanwhile, DC15 combines 77,604 sq ft of warehousing with 6,002 sq ft of office space and the potential for further expansion with internal mezzanines. The two buildings will deliver modern, high-quality logistics space combining strong environmental performance and energy efficiency, targeting BREEAM Outstanding and EPC A+ ratings.

Jason Pickering, director at Prologis UK, said commencing construction on the expansion marked a “significant milestone of investment” for Prologis Park Coventry.

“[It] reflects the confidence our customers continue to place in this location, and Prologis as a long-term partner. The successful pre-leasing of DC14 to Birkdale Sales is a clear demonstration of that confidence. We look forward to supporting their continued growth,” he said.

“These new facilities will deliver the quality, sustainability and operational efficiency that modern logistics businesses rely on, reinforcing the park’s long-term role as a major employment hub for the region.”
