Barwood ties-up logistics letting at Nottingham 360

Super Smart Service has agreed a 15-year lease on Barwood’s 362,000 sq ft logistics warehouse in Bulwell.

The Chinese third-party logistics firm has agreed a 15-year lease on the Firth Way site, which includes 329,000 sq ft of warehouse accommodation and 33,000 sq ft of office space.

Barwood Capital and Premcor Estates reached practical completion on the scheme in December 2023, which has an EPC A rating and BREEAM Excellent certification.

The development also achieved net zero in construction and has been designed to enable net zero operation.

In a statement, Barwood said Super Smart Service Ltd beat off competition to secure the space, with tenant interest notably improving throughout 2026.

“Securing this letting is a significant milestone for the asset and reflects both the quality of the building and the strength of the East Midlands logistics market,” said Danielle Tyler, head of performance and impact at Barwood Capital.

“The transaction is the result of a collaborative approach with Super Smart Service and our wider project team, ensuring the building supports the tenant’s operation requirements and long-term growth plans. It further demonstrates occupier demand for best-in-class logistics space in well-connected regional locations.”

Earlier this year, Super Smart Service took on Evans Property Group’s 206,000 sq ft Link 205 warehouse at Fradley Park in Lichfield.

The firm operates more than ten warehouse sites across the West Midlands, including in Aldridge, Cannock, Burton-on-Trent, Wolverhampton, Nottingham, and Daventry with a total capacity of over 2 million square feet.

“The building’s scale, strategic location and excellent connectivity make it an ideal fit for our operational requirements, enabling us to further enhance our fulfilment and distribution capabilities across the UK,” he said.

“We were also attracted by the quality of the asset and its strong sustainability credentials, which align with our long-term business objectives.”

Nottingham 360 was delivered by Winvic as the main contractor and C4 Projects as project manager. APEX Real Estate Advisors, Commercial Property Partners and Savills all acted as retained agents for the scheme.
