Panattoni swoops for Brackmills site
Fifteen acres at the Northampton industrial estate have been secured by the industrial development specialist, which will advance a single 340,000 sq ft unit in a £75m GDV project.
To be developed speculatively at Salthouse Road, Panattoni Brackmills 340 will be located two minutes from the M1, with direct access to key arterial routes serving the Midlands and wider national distribution network.
A planning application is due to be submitted in Q1 2026 with development starting in 2028. CBRE advised Panattoni on its acquisition.
Gregg Titley, head of development, East and West Midlands at Panattoni, said: “Panattoni Brackmills represents a rare opportunity to bring forward a prime, high-quality logistics facility in a highly constrained and undersupplied market.
“Its strategic location, design flexibility, and strong ESG credentials make it an ideal proposition for national and regional occupiers seeking sustainable, efficient space with excellent motorway connectivity.”
Owain Aspden-Davies, associate director, industrial & logistics leasing UK at CBRE, described the site as “prime”, adding: “Situated within the UK’s Golden Triangle, Brackmills offers exceptional connectivity for national and international distribution.
“This deal underscores its position as a leading logistics hub, where scale and accessibility continue to drive strong demand from occupiers and investors.”
